Building Process

Dream. Design. Build.

Designing and building a home should not be a stressful process. Our background and experience have allowed the Hines Homes team to provide our clients a structured and enjoyable approach. Here’s an overview of what it takes to go from just a dream to a beautiful custom home.

Step 1

pre-construction contract

During your first meeting with Hines Homes, we will have a conversation with you about your ideas and our detailed proven process. If we both agree that we are a good fit to work together, we will sign a simple one page document referred to as the Professional Services Agreement (PSA). This simple agreement will allow us to spend the necessary time to develop a detailed turn-key price for your new home (ask us more about our turn-key pricing vs. cost-plus contract methods). Upon sigining of the PSA, we begin the following phase:

Phase I - Preliminary Pricing and Specifications

  • Site visit to review site conditions and house placement.
  • Review homeowners’ wish list.
  • Consult homeonwers on energy efficiency, design, and material options.
  • Prepare and provide the Specifications & Allowances document which provides the homeowner with preliminary pricing and a detailed list of items included in the home.

Phase II - Home Design

  • Custom home design based on the the approved Specifications & Allowances document.
  • Create detailed construction drawings.

 Phase III - Construction Contract

  • Sign construction contract with approved Plans and Specifications & Allowances.
  • Begin pre-construction activities!

Step 2

During this meeting you will work with our design team to make your selections that will turn your vision into your dream home!

Step 3

Buildertrend Meeting

During this meeting we will familiarize you with our communication/project management platform, BuilderTrend. This is where you will make/view all your selections, communicate with appropriate team members, and check in on the progress of your build. You will receive weekly updates from your Project Manager regarding the status of your new home.

Step 4

Permit and Financing

Hines Homes will apply for a building permit and all documents will be sent to our vendors and subcontractors. Hines Homes or the homeowner will obtain financing for construction (ask us about the financing options). Once the permit and financing is approved, the Hines Homes building process begins! With decades of experience, our dedicated Project Managers will ensure your custom home build goes smoothly.

Step 5

Construction

With all the proper documents, we can now break ground! From initial lot clearing to finishing touches, we will be providing updates weekly. We are always available for on-site walkthroughs and answering questions. Our goal is not only to build a beautiful home, but for you to really enjoy the process as well!

Step 6

Closing/

Warranty

Once construction is near completion, a closing date will be established. You will meet with your Project Manager to walk through your home to review the features and operations of the home. This step is an opportunity to finalize all details and prepare for your move-in day! At closing, you will receive the keys to your new home and it's time to move in! We provide a One Year Warranty on your home, so you can rest assured knowing you are fully protected well after you move in.
