Key Items in the Bill of Assurance (see Bill of Assurance for details)

  • Architectural Control Committee (ACC) - Responsible for reviewing and approving all construction, including homes, outbuildings, and fences.

  • Lots 0.25 acre or more: 2,500 sq. ft. single level, 2,800 sq. ft. multi-story
  • Lots less than 0.25 acre: 2,100 sq. ft. single level, 2,500 sq. ft. multi-story

  • Not located in front of the front building line
  • Decorative side facing streets or public areas
  • If stained, color to be approved
  • Campers, motor homes, trailers, boats, or similar cannot be stored on any lot (except in a garage or behind the front building line when enclosed by a fence) or in any street for more than 48 hours
  • Overnight parking on streets is prohibited

Dues & Fees

All Stonebrook POA and SID dues are collected automatically by Pulaski County on your annual property tax bill. No separate monthly or quarterly billing is required. If your home mortgage includes a monthly escrow account, these dues will be automatically factored into your monthly mortgage payments by your lender.


The POA dues are currently $900 per year and cover expenses such as:

  • Gate maintenance and repairs
  • Green space and common area maintenance and repairs such as lawn care and landscaping
  • Amenities maintenance and repairs (ponds, trails, playground, pickleball/basketball court)
  • Street maintenance reserve fund (all streets in Stonebrook are privately owned and maintained by the POA)


The POA dues are analyzed yearly to determine the appropriate amount.


Special Improvement District: All properties within Stonebrook are included in a special improvement district which is an independent public entity with a limited purpose. The SID fees are $940 per year. These fees are payments towards a bond that was issued for infrastructure such as bringing the sewer line from the city of Maumelle to the property.

  • Sewer: North Little Rock Wastewater (NLRWW), Managed and bundled with CAW bill
